Professional Home Staging
What exactly is "Home Staging"? While it's not a new term, many homeowners have not come across it. Simply put, it is the process of staging your home to look at it's best for potential buyers, or presenting. Many people are waking up to the fact that making a few changes to their property can make a big difference as to whether the property sells quickly and at a good price. In the current market conditions around the Costa del Sol, it's not unknown for poorly presented properties to sit on the market for many months if not years. Presenting your property correctly and at the right price will ensure a quick sale.
Although most agents know what factors are important to ensure a quick sale, most are not design savvy and may not be able to maximise your property's attractions. As a professional 'home stager' we are experienced in the art of preparing a home for resale. We can give you an honest outside opinion, identify the 'first impressions' that buyers are likely to have and advise on the best actions to take to maximise your property's chance of selling quickly.
First impressions are vital. Many buyers have already made up their mind before you open the front door. Small things that you may not even notice may stick out to a buyer, such as grubby marks, paint chips, a loose wire, untidy garden, clashing decor or furniture, or any of a myriad of small things that are often cheap to fix. And yes, buyers can be put off by things such as furniture, curtains and pictures, even though they aren't actually buying them. The so-called 'feel' of the property is what determines whether most buyers will put an offer in. That 'feel' is not always obvious, and is something we can help you to identify and improve.
Re-arranging the furniture to make the home 'flow' can make a difference. In other cases, renting or replacing furniture, ornaments and pictures may be the answer. This may seem a bit drastic, but this is exactly how professional developers work. Just think, on a property worth €500,000 a ten percent drop in the asking price loses you €50,000. Isn't it worth getting an expert in to give you an honest appraisal and identify the points that will help or hinder your sale? In many cases, we can achieve major improvements for just a few hundred euros. Spending a few hundred euros now could save you thousands when you sell.
The speed of the sale is another reason to use a 'home stager'. Making your property stand out is key to getting a quick sale. Any 'issues' that a buyer sees will damage that chance. The current state of the market and the price of your home are all important factors to consider how much to spend to improving your property. In some cases, minor touch-ups are all that is needed and spending money unnecessarily could reduce your profit margin. In other cases, fixing flaws that damage the saleability could dramatically increase your profit margin and result in a quick sale.
There are two stages to our home staging service. The first step is to view your home and appraise its current condition. We will discuss with you our immediate impressions, negative and positive aspects and our suggestions as to what will improve the saleability of your home. This is not a quick viewing, but an in depth analysis, after which you will have plenty of information on how to maximise your sale price. Each home is different, so our suggestions will be unique to you. We can also provide a written report for you to use along with a checklist so you can arrange to get any remedial work done.
If you want to 'stage' your home as quickly as possible, we can arrange to manage the whole 'staging' process. This will include getting reputable tradesmen in to complete any works necessary. These might include but are not limited to, redecorating, gardening, design, cleaning or any other maintenance jobs required. Stage 2 involves carrying out any works agreed by you and effectively 'staging' your home. We can take care of all of the issues, freeing your time up to attend to other things.
For the stage 1 appraisal, we charge a set fee, with an optional written report. Stage 2 works are optional and our fees will relate to how much time we spend arranging the 'staging'.
